How the work gets done — and why it converts.
Every campaign starts with a brief and ends with copy that’s ready to paste. Here’s what happens in between — and what makes the difference between a listing that sits and one that books inspections.
What is real estate copywriting?
Real estate copywriting is the specialist practice of writing property listing descriptions, social media content, email campaigns and marketing copy for real estate agents and agencies. A specialist real estate copywriter understands buyer psychology, local market conditions and agency brand standards, producing copy that positions a property correctly and converts buyer interest into inspection bookings.
Unlike general or templated copywriting, specialist real estate copywriting applies local suburb knowledge, verified property detail and campaign strategy across every channel, from the portal listing to the agent’s social media and CRM email.
A refined process built for speed, accuracy and brand consistency.
1. Brief received
Every campaign starts with the details that matter: address, key features and inclusions, target buyer type, package choice and deadline. The quality of the brief directly determines the quality of the first draft — the more specific the detail, the stronger the output.
2. Buyer and market positioning
Before the draft is finalised, the property’s strongest angle is tested against the target buyer, current market context and the features most likely to influence interest. Research and AI tools may assist this stage, helping pressure-test the positioning and identify anything the campaign may be underplaying. The final strategy remains a human editorial decision.
3. Writing and refinement
John writes and edits the campaign, shaping the hierarchy, narrative, tone and headline around the property and buyer. Every detail is checked against the supplied brief, photos, floorplan and campaign material, and anything unclear is flagged rather than assumed.
The result is copy that reflects the individual property and the market it sits in — not a generic formula applied from one listing to the next.
4. Cross-channel cohesion and delivery
For Omnichannel and Premium packages, all deliverables — listing copy, social captions, EDM and video script — are written together so the campaign reads as one consistent narrative across every channel. Copy is delivered formatted and ready to paste, with no additional production work required.
Working offsite — what John needs from you.
Offsite copy is available for all packages and all markets, including properties outside the onsite service area and interstate listings. The quality of offsite copy is directly proportional to the quality of the brief. Here’s what makes the difference.
Full property address
Key features and inclusions — be specific (brand names, materials, dimensions where relevant)
Anything the vendor specifically wants mentioned
Target buyer type (family, downsizer, investor, prestige upgrader)
Preferred tone (family, lifestyle, prestige)
Photos — the more the better, including all rooms, outdoor areas and street frontage
Floorplan — essential for understanding layout and flow
Walkthrough video — highly recommended if available, captures features photos miss
Campaign dates — OFI, auction or sale method where known
Any must-avoid notes — features not to mention, sensitivities to be aware of
The brief form prompts all of the above. If you’re unsure whether a detail is relevant, include it — it’s always easier to leave something out than to discover it missing during revisions.
How to get the best result — and what to avoid.
Most campaigns run smoothly. The ones that don’t usually come down to one of three things. Here’s how to make sure your campaign isn’t one of them.
Revisions are not unlimited
Every package includes two rounds of reasonable revisions within 48 hours of delivery. This is enough to refine tone, adjust emphasis and incorporate anything missed in the brief. It isn’t a rewrite service. If a brief is incomplete and significant information arrives after delivery, additional revision rounds may be quoted separately. The best way to avoid this: brief thoroughly the first time.
Same-day turnaround has limits
Core and Omnichannel packages are delivered within 24-48 hours of receiving complete property details. Premium campaigns require 48-72 hours. Same-day turnaround is not a standard offering and cannot be guaranteed. Planning ahead — even by 24 hours — produces better copy and avoids rushed turnarounds.
What you put in is what you get out
The most common cause of revision rounds is information that exists but wasn’t included in the original brief — a renovation detail the vendor mentioned, a feature the agent knows but didn’t pass on or a must-say that surfaces after the first draft arrives. If your vendor has specific inclusions they want highlighted, get them into the brief before submitting. John can only write what he’s given.
What works well
A complete brief and a clear target buyer are the foundation of a strong first draft. For offsite copy, good-quality photos, a floorplan and, where available, a walkthrough video provide the additional context needed to understand the property properly.
Agents who brief thoroughly get stronger first drafts, fewer revisions and a smoother turnaround.
